Total occupancy cost calculator
The advertised rent is only part of what a commercial space costs. Add base rent, additional rent (property tax, insurance, common area costs), GST and any free rent to see the real monthly cost and the total over the term.

Estimate only. Check the real numbers in your lease or listing.
How is it calculated?
- Rentable area = usable area × (1 + load factor), if you start from usable.
- Monthly cost = rentable area × (base rent + additional rent) ÷ 12, plus 5% GST if ticked.
- Base rent goes up each year by the amount or percentage you enter. Additional rent is kept flat, though in practice it changes every year with taxes and costs.
- Free months take off base rent, and additional rent too if you tick that box.
Additional rent is an estimate from the landlord. Ask for the last two years of actual numbers. The triple net leases guide explains what goes in it.
