How is it calculated?
- General tax: 1% of the value up to $200,000, 2% from $200,000 to $2,000,000, 3% above $2,000,000.
- Further 2%: on the residential part of the value above $3,000,000. On mixed use, only the residential share counts.
- First-time home buyers: no tax on the first $500,000 if the home is worth $835,000 or less, which saves up to $8,000. Between $835,000 and $860,000 the exemption shrinks to zero. You also have to meet the residency and ownership rules.
- Additional 20%: on the residential share for foreign nationals, foreign corporations and taxable trustees in Metro Vancouver and the other specified areas.
